Regular wear and tear and liability issues can damage your parking lots and roadways.
Patching is a common method to repair asphalt pavements and potholes. At Property Innovation Sealcoating and Line Striping, we can provide you with pavement repair services to protect your pavement surface from damage.
In addition to routine inspections and maintenance, sealcoating
your asphalt pavement with coal tar or an asphalt-based emulsion slows the pavement deterioration. For maximum benefit, seal coat needs to be applied approximately 12 months after the initial application and then on a regular basis, about every 24 to 48 months, thereafter. Rely on our professionals for a long-lasting asphalt pavement.
The 5 Step Process
Step 1: The broken, damaged or liability areas are identified and marked out.
Step 2: The areas are then cut square with a jackhammer or saw. Once cut, the damaged area is removed and delivered to a recycle plant.
Step 3: Fresh hot asphalt is then installed and leveled in a 2-part
application - 1.5" base and 1.5" fine top
(thickness may vary depending on depth of existing pavement).
Step 4: The newly installed asphalt is then compacted with a 2-ton vibratory roller to ensure the new asphalt is properly installed and compact.
Step 5: The edges around the patch are sealed with an asphalt emulsion to improve bonding with the surrounding asphalt and to avoid future unraveling. The surrounding area is neatly cleaned with no debris left behind.
